     I'm looking for a basic sqft. price on installing treated lumber or Timbertech. It seems like my prices are a little low, and I want to make sure that I'm not hosing myself to bad. 

    I'm roughlly at $17.00 for wood and $27.00 for Timbertech. That's installed with everything on a basic design. I'm in northeast OHIO.

I'm a contractor in Medina, Ohio. That pricing seems about right. I still price every project on its exact needs (location, height, structure needs, materials cost and labor) Some are higher some are lower but avoid working with sq. ft costs cause you may lose money or overcharge your customer.

Are you both high on crack?!?!

Here at the South Jersey Shore I'm getting anywhere from $22 to $26 psf for wood and $32 to $45 psf for composite/pvc with vinyl rails.

Are you operating without insurance? Is that how your prices are so low?

I can't judge on what other guys charge. Maybe they carry insurance maybe not. I assume they install low level decks with no railing in Ohio. I know a few contractors in Texas and they are in the 12.00 to 14.00 range for treated. Basically a 8" platform with no railing and 2x6 joist. They will get kicked of the property when the client hears 15.00 dollar quotes. Here in Maryland it is around 23.00 to 28.00 but that is 9' in the air with railing including permit etc. Assuming you are licensed, bonded and insured (including workmen comp if you have employees).

   I think cost of living has a little to do with it. I carry insurance, and submit drawings for permits for the prices I said, and those are the prices with railing, stairs. and skirting.

TP, will you post pics of some of the decks you've built? Your prices might be right in line with your work. What kind of materials do you use? What kind of footings, deck elevations, screws, etc, etc, etc...

Whenever these pricing threads get going, people seem to forget that MANY factors come into play when a contractor prices a project. It's never as simple as a single sq. ft. price for every deck, every builder, everywhere...

Va Beach - 2 x 10 girders, 2 x 8 joists, railings under 4' height, PT #1 around $25 dollars a foot. Same with most composites and vinyl rails nothing special $35 - $40.  Added costs for cellular PVC and Hidden fasteners. I would definitely think that the cost of living and overhead on the Jersey shore and Virginia Beach would be significantly more than Ohio.  Also I assume that on the Jersey shore you are using 316 stainless connectors and those wouldn't be absolutely necessary in Ohio. Just some thoughts. Also TP3 are you a contractor? Should we move this to the contractors forums?

I work in Fairfield County, CT. I charge between $25 -$35 per square foot for an all-pressure treated deck. That includes railings, stairs, concrete slab for stair landing, 42" x 12" diameter footings, flashing, etc....basically a well-built deck. I charge between $40 and $50 for a deck with composite (TimberTech) flooring and composite/vinyl railings.
